What is PMI and why is it required?
Private mortgage insurance PMI is insurance written by a private company that protects the lender from losses in the
event the borrower defaults on the mortgage. Borrowers are required to pay the premium for private mortgage insurance.
Private mortgage insurance limits a lender’s exposure to financial loss resulting from loan default. If you make a down
payment of less than 20%, you are generally required to pay private mortgage insurance.
What is an escrow account?
An escrow account is typically established at the time that you close your mortgage loan. This account is held by the
lender for the future payments of recurring items relating to the mortgaged property, such as real estate taxes and
insurance premiums. Lenders usually require you to pay an initial amount for each of those items to start the reserve
account at the time of closing and then the lender coordinates those payments as they become due.
What is title insurance?
Title insurance provides the lender and the buyer if you purchase owner’s coverage with coverage for losses resulting
from specific title defects listed in the policy. In cases where land and property have changed hands over time, there
is always the possibility an error has occurred. If an error has occurred, someone else may have an interest in the
property, improvements may encroach on property lines or other similar problems may exist. In these scenarios, if you do
not have title insurance you could lose your investment in your home. Lenders require "lenders coverage" to protect
their investment and it only protects the lender. Owner’s coverage is optional and provides separate coverage for the
borrower.

Mortgage Qualification Guidlines
1.For income from a second job to be considered as part of your qualifying income, you have to have a long history of at least two years receiving that second income as part of your toal earnings.
2. If you have been receiving income through child support, you should have been receiving income consistently. You would be required to submit a history of the payments made for the child support. Usually, if your child support status has just been awarded recently, it might not be considered as a qualifying source of income.
3. It is not advisable to apply for a mortgage loan while being involved in a lawsuit or any legal matter. You should prospone your application until that legal matter is settled and resolved before you could apply for a mortgage loan.

Mortgage Qualification Guidlines
1. You should have had no late payments with your previous credits for at least one year (12 months). But if you have had a great credit record for several years and you had some little occasions of late payment, your application might still be considered. Usually, lenders watch out for late payments that are 30 days behind or more.
2. Lenders will check your rental payment history. You should have regular, on time payments for your rental residence for at least, the last 2 years to prove that you pay on time.
3. If the government has established your student loan to be in default, it is possible that you are not found to be a qualified applicant for a mortgage loan. However, there are cases the disqualification may be waived provided that you have entered into your repayment negotiations to schedule for the student loan and you have made punctual payments again for the previous year.
